Until late 1990, the principals, Arthur M. Delmhorst and John E. Sheehan, were senior executives of Landauer Associates, the New York based real estate firm. Together they have been involved in real estate advisory services on a national basis for over 45 years. During that period they have been actively involved in assignments affecting many of the nation’s major corporations and properties. In addition to advising clients on strategic issues regarding real estate assets, the principals successfully implemented the leasing and disposition of numerous corporate and investment properties throughout the country.

Whether an assignment is transactional or technical in scope, Delmhorst & Sheehan’s approach is to provide creative solutions for its clients, drawing upon the varied skills and experience of its professional staff. The firm’s internal compensation structure is arranged so that the firm’s professionals work as a unit.

Among Delmhorst & Sheehan’s assignments have been the following:

  • represented PanAmSat in acquiring its new headquarters property in Stamford, Connecticut for $15 million;
  • marketed the 287,000 square foot former headquarters of United Parcel Service in Greenwich, Connecticut;
  • served as consultant to the investment arm of the Siemens Corporation regarding properties throughout the country, including the potential purchase of a $150 million property in Washington, DC;
  • managed the marketing effort for the 380,000 square foot Nyala Farms Corporate Center in Westport, Connecticut. The formerly vacant complex is now 98% leased to some of Fairfield County’s largest companies.
  • prepared a strategic occupancy plan for the National Broadcasting Company for its Rockefeller Center headquarters and other facilities;
  • managed the national search for a new headquarters for the Episcopal Church Pension Fund;
  • represented Handy & Harman, a Fortune 500 company, in its headquarters leases at 250 Park Avenue in New York City and Rye, New York;
  • marketed surplus space for ITT Corporation in its world headquarters in New York;
  • representing Union Carbide in repositioning its 1.2 million square foot Danbury, CT headquarters into a multi-tenant facility;
  • selected by Waldenbooks Company to market its 200,000 square foot headquarters in Stamford;
  • advised Kangol Headware, Inc., a subsidiary of the Marmon Group, a UK based conglomerate, in evaluating its occupancy alternatives for their US operations and warehouse facility;
  • performed an investment analysis for RCB Trust Company of Lakeside Apartments, a 747 unit garden apartment complex in Burbank, California;
  • negotiated renewal of a 90,000 square foot lease in One Gateway Tower in downtown St. Louis, Missouri, for a European investment company.
